A useful pricing conversation looks beyond an online estimate. We’ll review recent comparable sales, current competition, your property’s condition, and the timing of your move. Then we’ll decide what deserves attention before buyers see the home.

I work across Montgomery County communities including Ambler, Blue Bell, Lansdale, North Wales, Hatfield, and nearby areas, as well as Philadelphia. The strategy should reflect the specific property and the buyers comparing it with other available homes.

How we approach your sale

  1. Understand the goal. We’ll discuss your timeline, the move that comes next, and the outcome you need from the sale.
  2. Review price and preparation together. We’ll identify the repairs, cleaning, presentation, or other work to consider and weigh the cost against the likely benefit. Spending more is not automatically the answer.
  3. Build the launch plan. We’ll discuss the photography, listing story, online exposure, agent outreach, and showing approach appropriate for your property.
  4. Watch the response. Showing activity, buyer feedback, and competing listings help us decide whether the strategy needs adjusting.
  5. Compare offers carefully. We’ll look at price alongside financing, inspection and appraisal terms, timing, and the likelihood of reaching settlement.
  6. Manage the contract through closing. We’ll keep the agreed deadlines visible and work through the questions that arise with the other parties involved.

Should I renovate before selling?

Let’s look at the home before deciding. Some work improves presentation or removes a buyer concern. Other projects can consume time and money without changing the likely outcome enough to justify them.

Is the highest offer always the best offer?

No. The terms, financing, timing, and risks matter too. We’ll compare the whole offer so you can make a decision based on your priorities.

Can you help if I also need to buy?

Yes. We’ll discuss the two moves together and identify the financing and timing questions to resolve early. You can also read about working with me as a buyer.
