Here are some key things I consider when reviewing a seller’s disclosure, which many people often overlook:
Recent Occupancy: I check when the property was most recently occupied. If the home was owned by the original owner, it often indicates how well the home has been maintained when we physically inspect it.
Roof Condition: Since roofs typically last about 15 to 30 years, I look at when it was installed to gauge when it might need replacing.
This also includes the age of the water heater (around 10 years) and HVAC/heating units (about 20 years).
Water Damage, Termites, and Structural Issues: I look for any signs of disclosures regarding water damage, termites, and structural problems.
I’ll be honest, not every seller completes the seller’s disclosure fully, and sometimes it can be suspect. I actually prefer a seller’s disclosure that is extremely detailed because it likely comes from a homeowner who is not only honest but also genuinely takes care of their home.
