This also includes the age of the water heater (around 10 years) and HVAC/heating units (about 20 years).

Water Damage, Termites, and Structural Issues: I look for any signs of disclosures regarding water damage, termites, and structural problems.

I’ll be honest, not every seller completes the seller’s disclosure fully, and sometimes it can be suspect. I actually prefer a seller’s disclosure that is extremely detailed because it likely comes from a homeowner who is not only honest but also genuinely takes care of their home.
